When should I apply?

We encourage you to apply as soon as possible. This house is in high demand due to its close proximity to campus and management typically selects a group of applicants by October of the year before the academic year begins. This ensures that all members of the house are settled and ready for the start of the academic year. We understand that it can be difficult to make plans so far in advance, but we urge applicants to apply as soon as possible to ensure that they can secure their spot in the house.

How much is the security deposit? 

A security deposit in the amount of $1,000 per person is collected when the lease is signed. Assuming there is no damage to the unit, you will receive your security deposit back. We keep meticulous records of all security deposits and ensure that they are held in a secure account, separate from our operating funds. If for any reason you back out before moving in, your security deposit is forfeited and you will lose the $1,000. So make sure you are 100% certain about moving in before placing a deposit. 

When do I have to pay? Do I pay monthly?

We are committed to providing the students & parents with a payment schedule that is both predictable and manageable. Our payment schedule is divided into two payments, with the first payment due by September 1st, 2025; the second payment due by January 1st, 2026. All payments are due on these dates and we do not offer any extensions. Anything later than those dates will incur a late fee.

Is there a waitlist? 

Yes! There is a waitlist for 20A Watson. If you would like to be added to the waitlist, please contact us and we will provide you with more details. We will then add you to our waitlist and contact you if a vacancy opens up. We prioritize those on the waitlist and will reach out to you prior to advertising the house.

How do I inquire for a tour of the house?

If you would like to see a tour of the house which we highly recommend before moving forward with signing the lease then you can just contact us on the contact page. We will then work out a good date that you and your group could come see the house. We suggest that as many people in your group come on the date of the tour.

I have filled out the application, what's next?

We receive many applications and will respond to you as soon as possible if we have any additional questions. Our application process is secure and confidential. Please make sure to include your contact information so that we can quickly reach out to you. If you have any questions about the application, please do not hesitate to contact us beforehand. 

Do I have to set up my own utilities?

No you do not have to set up your own utilities. Tenants are responsible for heat, hot water & electricity however in the past we have found that the easiest way is for the landlord to send the monthly bills in an email chain with all occupants the total amount due for the next month. This is much more convenient than having the students setting it up on their own year in and year out. This is the best option we offer, however if your group would like to do something else than we can discuss more if you have been approved to live here. Landlord is responsible for high speed internet, and trash removal.

I have been selected to move in! What should I bring on move-in day?

We do not offer bedding in 20A Watson. You would need a mattress cover, sheets, pillows and a comforter for the bed. There are 2 queen beds and 3 full beds in the 5 bedrooms.  There are desks in each room and we have 43'' smart tv's in each bedroom and a 60" flat screen tv in the living room so you would not need to bring a TV. There are dressers in each room and spacious closets as well, in the master bedroom there is even a walk-in closet so you would not need to bring a dresser.

Is there free parking?

Yes! There is free off-street parking. There is plenty of room to fit 5 vehicles. 

How far is the house from URI?

20A Watson Road is less than a 5 minute drive from campus. Depending on where you are going on campus it can be as little as a 2 minute drive from the house. 

Can I still use the URI dining hall if I live off campus?

If you would still like to utilize the dining halls on campus then feel free to look through the “Flex Plans” offered by URI Dining Services. These plans offer a certain number of meals per semester at the dining halls or in the Ram’s Den compared to the mandatory full campus plans. These plans are more affordable and they offer different tiers depending on your expected usage.
